River West & Drake Park

What window cleaning means on west-side historic glass

The blocks around Drake Park and Mirror Pond hold some of Bend’s oldest housing stock: original wood-sash double-hungs, true divided lights with painted muntin bars, wood or aluminum storm panels, and glazing putty that is often as old as the house. None of that responds well to the way a modern vinyl slider gets cleaned. Flood a wood sash and the frame swells and the putty softens; run a razor across painted muntins and the paint comes with it. These windows get cleaned by hand, with controlled moisture and a dry finish.

We work the streets between Drake Park and Galveston — NW Riverside, Harmon, Congress, and the blocks around Columbia and Pageant parks — plus the newer infill homes out toward NorthWest Crossing and Newport Avenue. A single street here often mixes 1920s wood sash with modern retrofit units, which means two different methods, sometimes on the same house.

Before anyone arrives you get an exact price based on window count, divided lights, stories, and scope. Narrow lots and mature landscaping change how a ladder can be staged, so access is part of the quote rather than a surprise on the day.

What’s included

Every west-side clean includes

No add-on lines on the invoice. If it is part of the window, it gets cleaned.

Glass, inside and out

Both sides of every accessible pane, including each individual light in a divided sash, worked and finished dry.

Screens removed and washed

Screens and removable storm panels come out, get washed on both sides, and go back in the opening they came from — kept matched, because older panels are rarely interchangeable.

Tracks vacuumed, then wiped

Grit and ponderosa needles are vacuumed out of sash channels first so they do not turn to mud, then the channel and weep holes are wiped clear.

Sills, frames, and muntins

Wiped and dried, including painted wood sills, exterior aprons, and the muntin bars between divided lights where film collects.

Dry-glass inspection

Wet glass hides flaws. We wait for it to dry and check every pane before we leave.

Condition notes

Soft or missing glazing putty, flaking paint, failed seals in retrofit units, and torn screens get reported with photos — not quietly cleaned over.

West-side conditions

What Drake Park and River West do to glass

Old-growth ponderosa, park and lawn irrigation, and river-adjacent humidity create a different problem set than Bend’s newer east-side subdivisions.

Ponderosa pitch and needle litter

Mature ponderosas drop pitch and needles directly onto glass and sashes. Pitch has to be softened and lifted, never scraped off painted wood. Hard water stain removal →

Park and lawn irrigation

Irrigation running close to the house throws untreated water onto lower sashes, leaving mineral spotting on the same panes season after season.

Wildfire smoke film

Late-summer smoke settles an oily film on exterior glass that water alone smears rather than removes, and it shows most on old wavy glass.

Snowmelt off mature canopies

Snow held in big canopies drips long after a storm, carrying grit onto sills and into wood sash channels where it stays damp.

Pricing

What window cleaning costs in River West and Drake Park

Most west-side homes fall between $150 and $400 for a full interior and exterior clean. Divided lights are the main variable — one six-over-six sash is twelve pieces of glass and twelve sets of edges. Three things set the number:

01

Window count and divided lights

We count openings and individual lights, because a six-over-six sash is not the same job as one picture window.

02

Interior and exterior, or exterior only

Interior work needs access and takes longer, especially where interior storm panels have to come out and go back.

03

Condition of the glass

Routine maintenance, heavy mineral spotting, and years of pitch are different jobs. Fragile glazing is handled by hand, which takes time.

You get your exact price before any work begins. No surprises at the door.

How it works

How a River West visit works

Step 1

Request a quote

Use the form or call (541) 627-7771. Tell us roughly how many windows, whether any are wood sash or divided-light, and whether you want interior and exterior or exterior only.

Step 2

Get your exact price

One firm number before anyone arrives. If a sash is painted shut or a storm panel is fixed in place, you hear what we can and cannot reach up front.

Step 3

The clean

Furniture near windows is moved clear and put back. Glass, screens, tracks, and sills are worked in order, with wood sashes cleaned by hand rather than flooded.

Step 4

Walkthrough and guarantee

We check every pane once dry, note any glazing or paint issues we found, and back the clean with a 7-day rain guarantee.

Real questions

What west-side homeowners actually ask

Pulled from homeowner threads on Reddit and Quora, answered for Bend conditions. No fluff — just what you need to decide.

“Our house is from the 1920s and the windows are original. Will cleaning them damage the wood?”

Not if they are cleaned as wood windows. The two real risks are water volume and scraping: soaking a sash swells the wood and softens glazing putty, and a razor on painted muntins takes paint with it. These get worked by hand with controlled moisture and dried as we go.

  • No pressure washing and no flooding on wood sash
  • Soft or cracked glazing is reported, not worked over
  • If putty is failing, water will find the gap — you should know before, not after.

“Can you do the storm windows too, or do I have to take them off myself?”

Removable wood and aluminum storm panels come off, get washed both sides, and go back as part of a full clean. Panels that are screwed, painted, or caulked into place are a different story.

  • Removable panels → cleaned both sides and reinstalled
  • Fixed or painted-in panels → we clean what is reachable and tell you
  • Older storms are rarely interchangeable, so each one goes back in its own opening.

“How do you price windows with lots of small panes?”

By the light, not just the opening. A six-over-six double-hung is twelve pieces of glass, so it takes several times longer than a modern slider of the same size. We count the lights when we quote so the number does not move later.

“There is sap on the outside of the windows under the pines. Does that come off?”

Usually. Fresh pitch softens and lifts with the right solvent; pitch that has baked through a summer takes longer and can leave a faint shadow on old glass. Painted wood nearby is protected while we work.

“Do you work on rentals and short-term rentals near Drake Park?”

Yes, and turning them between guest stays is normal for us. Interiors can be done from a lockbox code with written authorization, or exterior-only with no access needed at all.

“Is parking a problem for the crew down here?”

Occasionally on the blocks closest to Drake Park and Mirror Pond. If your street has permit or time-limited parking, tell us when you book and we plan around it rather than discover it on the day.

FAQ

River West and Drake Park window cleaning questions

Straight answers. Still unsure? Call and ask.

Twice a year for most homes — once after spring pollen and once after smoke season. Homes under mature ponderosas often add a pass for pitch.

Yes, by hand with controlled moisture. We do not flood or pressure wash wood sash, and we report failing glazing instead of working over it.

Yes with a full interior and exterior clean — screens and removable storm panels washed both sides, tracks vacuumed then wiped, weep holes checked.

They cost more because they take longer. We price by the number of individual lights and show that count in the quote.

We move light items near the windows and put them back. Heavy pieces stay put — tell us ahead if a room needs clearing.

Two to five hours for most homes on this side of the river. Divided lights and storm panels stretch it, not square footage.

Usually. Fresh pitch lifts with a solvent and a dry finish; pitch baked on through summer takes longer and can leave a faint shadow on old glass.

Yes for most work. If the spigot is winterized or the water is unusually hard, we bring filtered water instead.
