How Often Should You Clean Windows in Bend, Oregon?
Twice a year for most Bend homes. Once after spring pollen season ends in late April or May. Once in early fall after smoke season closes in October. That covers the two biggest soiling events of the year and keeps your glass, screens, and tracks in good shape between visits.
But “most homes” is doing a lot of work in that sentence. Homes with sprinklers hitting the glass, on well or canal water, under heavy ponderosa, or facing south and west at elevation need a third visit — sometimes a fourth. Vacation rentals and storefronts follow entirely different schedules. Here is the full breakdown by property type, exposure, and what the glass actually faces. For month-by-month timing, see the Bend window cleaning calendar.
Residential cleaning frequency by situation
Your situation | How often | Best timing | Why |
|---|---|---|---|
Most Bend homes | 2× per year | May + October | After pollen, after smoke |
Sprinklers hitting glass | 3× per year | Add July or August | Irrigation mineral builds fastest midsummer |
Well or canal water | 3× per year | Add midsummer | Higher mineral bonds faster in sun |
Under ponderosa or juniper | 3× per year | Add after needle drop | Needles and sap fill tracks and skylight edges |
West-facing view glass | 2–3× per year | After pollen, before winter | Afternoon sun shows every spot |
New home, first year | 3× in year one | After landscaping settles | Catch fresh mineral before it bonds |
Homes with skylights | 2–3× per year | Match to residential schedule | Horizontal glass collects more than vertical |
The midsummer visit is the one most people skip. It is also the one that prevents hard water etching on sprinkler-side glass — the damage that turns a $200 restoration into a $600 glass replacement. Read the hard water guide →
Commercial and storefront frequency
Business type | How often | Timing |
|---|---|---|
Restaurants and cafes | Every 2 weeks | Before opening |
Retail storefronts | Every 2–4 weeks | Early morning |
Professional offices | Monthly | After hours |
Medical and dental | Monthly | After hours |
Multi-tenant buildings | Quarterly exterior | With property manager |
Vacation rental frequency
Rental type | How often | Timing | Why |
|---|---|---|---|
Busy Sunriver STR | Quarterly + pre-season | May, Aug, Oct, Jan | Every guest judges the view |
Black Butte Ranch | 3–4× per year | Aligned to booking seasons | Fairway irrigation, guest turnover |
Bend vacation rental | Quarterly | Between high-booking periods | Fingerprints on sliders, sprinkler spots |
Any rental after smoke | Add one visit | Late September | Smoke film dulls view glass |
Signs you are not cleaning often enough
If three or more of these describe your glass, you are at least one full cleaning behind schedule.
The one-clean-per-year rule
If budget or schedule limits you to a single annual clean, make it October. By then pollen is done, irrigation has stopped, smoke season has passed, and grit has not yet frozen into the tracks. One October clean resets the glass for winter better than any other month.
The second most important visit is late April or May, once pollen has tapered. If you add a second visit, that is the one. Set up a maintenance plan →
What homeowners ask about cleaning frequency
“Is twice a year really enough, or is that just what companies recommend to sell two cleans?”
For a typical Bend home without heavy sprinkler or pine exposure, twice a year genuinely keeps the glass and tracks in good condition. More than that is only justified if your glass faces specific soiling — irrigation, wells, heavy pine, or heavy smoke years.
“We just moved to Bend from the coast. The windows get dirty so much faster here.”
Coastal climates are damp year-round, so rain rinses glass naturally. Bend gets 8 to 12 inches of precipitation a year, and between rains, UV bakes every deposit onto the surface. The high desert is genuinely harder on glass than the coast.
“Can I just do the outside and skip interior cleaning?”
Exterior-only is a valid option between full cleans — it is faster, cheaper, and does not need interior access. But it cannot include screens or interior tracks, which are where much of the soiling accumulates. Alternating exterior-only and full cleans is a practical compromise.
“Is there a best day of the week to schedule?”
Weekdays are easier to schedule and often have more availability. Avoid cleaning on days when your irrigation runs — if sprinklers hit the glass an hour after we leave, the spots are back. Tell us your irrigation schedule when you book.
