Window Cleaning for Bend Realtors: Pre-Listing and Move-In Ready
Clean glass changes listing photos, brightens open houses, and takes a line off the inspection report. We offer same-week scheduling for Central Oregon agents with active listings, direct invoicing to the agent or seller, and a seal and damage report you can use for disclosure before the buyer’s inspector finds it. Worth reading: does clean glass actually help a home sell.

Why it matters
Windows are the cheapest line on the listing prep sheet with the biggest photo impact
Listing photos in Bend sell views — Cascades from Awbrey Butte, the Deschutes from Old Mill, ponderosa canopy in NW Crossing. Every one of those photos is taken through glass. Pollen film, mineral spots, and smoke haze turn a mountain view into a grey smear, and no amount of editing fixes it. A full window clean two days before the photographer is the single highest-return prep item on the list, and it costs less than a day of staging.
The second reason is the inspection. Every buyer’s inspector in Central Oregon checks for failed insulated glass seals and they find them — Bend seals fail early because of the daily temperature swing. Our condition report finds them first, so you can disclose or replace before the inspection instead of negotiating after it.
The sections below cover the three ways agents use us — pre-listing clean, pre-inspection report, and the move-in gift for buyer clients — plus scheduling, invoicing, and pricing. If you have a listing going live this week, call and we will fit it in.
What is included
What every listing clean covers
Everything the photographer and the inspector will see. No add-on lines.
Glass, both sides
Every accessible pane inside and out. View windows and sliders get a low-angle check so they read as clear in wide shots.
Screens removed and washed
Screens out and washed both sides. Missing or torn screens noted — buyers count them.
Tracks vacuumed and wiped
Slider tracks especially. An inspector runs every slider and looks in the track. So does a buyer on the second showing.
Sills and frames
Interior sills wiped, exterior sills cleared. Frame condition noted — chipped vinyl corners and lifted caulk go in the report.
Hard water assessment
Every south-facing pane checked for bonded mineral. Patch test and restoration quote if needed, so the view windows are actually clear, not just washed.
Seal and damage report
Failed seals, cracked panes, damaged frames, and blocked weep holes photographed and listed by room. Written for disclosure use.
Bend conditions
What Central Oregon does to a listing between the walk-through and the photos
Four local factors that make timing the clean correctly matter more here than in most markets.
Pollen on a spring listing
March through May is peak listing season and peak juniper and ponderosa pollen. A house cleaned a week before photos will have yellow film by the shoot. Clean two days before, not seven. Hard water restoration →
Irrigation spotting on view glass
South- and west-facing view windows — the ones that sell the house — are exactly the ones sprinklers hit. Bonded mineral does not wash off. The restoration takes an extra hour and it is the difference between a view and a haze in the hero shot.
Seal failure on 2000s builds
Homes built 2000 to 2012 in Bend are entering seal failure age. Inspectors know it and look for it. Finding and disclosing three failed seals before listing beats negotiating them after the inspection at the buyer’s number.
Smoke season listings
August and September listings go live during smoke events. Exterior glass films over in a day. A pre-photo clean plus an exterior touch-up before the first open house handles it.
What it costs
What listing window cleaning costs in Bend
Three programs, three price points. All invoiced to whoever you direct.
01
Pre-listing full clean
$200 to $400 for most Bend homes — full interior and exterior, screens, tracks, sills, hard water assessment, and seal report. Same-week scheduling for active listings.
02
Restoration add-on
If the patch test shows bonded mineral on view glass, restoration is quoted per pane, typically $25 to $60 each. Most listings that need it have 3 to 6 panes.
03
Move-in gift clean
$150 to $350 depending on home size. Invoiced to the buyer’s agent, scheduled directly with the new owner in the week of or after closing. A closing gift they actually use.
Agents with three or more listings per year get a standing rate. Ask.
How it works
How a listing clean runs
Step 1
Call with the address
Address, photo date, and lockbox or showing instructions. We quote from the listing photos or a quick drive-by within 24 hours.
Step 2
Clean two days before photos
Full interior and exterior. Exterior has time to dry completely before the photographer. Restoration on view glass done the same visit if approved.
Step 3
Report to you
Seal and damage report emailed within 24 hours. Use it for the disclosure, forward it to the seller, or hold it for the inspection.
Step 4
Touch-up before open house
Optional exterior touch-up the morning of the first open house if pollen or smoke has landed since the clean. Quick and quoted separately.
Real questions
What Bend agents actually ask
Pulled from agent forums and Central Oregon real estate groups, answered for local conditions. No fluff — just what you need to decide.
“My listing photos look hazy even after the seller cleaned the windows. What went wrong?”
Almost always hard water mineral on the view glass. A homeowner clean with a hose and cloth washes the surface but bonded calcium from sprinklers stays and scatters light in wide-angle shots. It reads as haze even when the glass feels clean. Restoration compound lifts it. Send us the address and the photo date — we restore the view panes and reshoot-ready glass is usually a two-day turnaround.
“Can I get a window report before the inspection so I know what the inspector will find?”
Yes. The seal and damage report is written for exactly that. Every pane is checked dry for fog between the panes, cracks, chipped frames, and blocked weep holes. Items are photographed and listed by room. Most agents use it two ways: disclose the failed seals up front, or have the seller replace them before listing so the inspection comes back clean on windows.
“How fast can you get to a listing that goes live Friday?”
Same week for active listings, usually within two business days. Call with the address and photo date. If the photographer is Thursday, we clean Tuesday. Spring and fall are our busiest seasons — a week of notice is better, but we hold capacity for listings because the timing is not flexible.
“Who do you invoice — me or the seller?”
Whoever you direct. Most listing agents have us invoice the seller directly and include the clean in the prep checklist. Some agents pay it as part of their listing service and invoice through their brokerage. Move-in gifts are invoiced to the buyer’s agent. We send the invoice to the name and email you give us.
“Is a window clean a good closing gift or is that cheap?”
It is one of the few closing gifts people actually use and remember. The new owner walks into a house with clean glass, screens in, tracks clean, and a report of anything that needs attention. We schedule directly with them the week of closing. Agents who do this get mentioned in the review — it is the gift that shows up in the “our agent thought of everything” line.
“The seller has a hot tub and the slider next to it is white with spots. Fixable?”
Usually, with restoration. Hot tub splash is treated water — bromine and mineral — and it bonds fast in Bend sun. Standard cleaning will not lift it. We patch-test the pane, restore it, and it reads clear in the photos. If it has etched, we tell you and you disclose it. Either way you know before the buyer does.
