The real cause

It is not Bend’s tap water — it is your sprinklers

Several local companies say Bend has “mineral-rich water” that stains glass. The City of Bend publishes its own figure: 0.99 to 1.46 grains per gallon, classified soft to slightly hard under U.S. Department of the Interior and Water Quality Association standards. If you are on city water, your tap is not the culprit. Source: City of Bend water quality.

The spots come from two places. Many Bend yards run on untreated irrigation or canal water, which carries mineral and fine sediment. And homes outside city limits — Deschutes River Woods, Tumalo, Terrebonne, parts of Sunriver — draw from private wells with far more dissolved mineral than city water. A sprinkler head hitting the bottom third of a window every morning, then baking dry in high-desert sun, concentrates that mineral onto the glass instead of letting it run off.

That is why one Bend street has spotted glass and the next does not, and why the bottom of the window is always worse than the top. If the marks stop at a clean line partway up the glass, see sprinkler overspray window damage. The same restoration also works on shower door hard water stains. It also tells you the fix: remove the deposits, then stop the sprinkler hitting the glass.

What’s included

How restoration works

Assessed free, patch-tested before you pay, and always honest about what will and will not come off. After restoration we can apply a protective glass sealer so the mineral takes far longer to come back.

Free assessment

We look at the glass wet and dry and tell you whether the mineral is on the surface or etched in.

Patch test first

A small test area is restored before any quote, so you see the result before committing.

Restoration pads and compounds

Surface deposits are lifted with professional restoration products designed for glass — not household cleaners.

Full clean included

Restoration is finished with a full clean of the pane, frame, sill, and track.

Honest limits

If the glass has etched, no product reverses it. We say so rather than charge you for a wash that cannot work.

Prevention advice

We show you which sprinkler heads are hitting the glass so the spots do not come back.

The 30-second test

Will it come off? Check before you call anyone

Wet the cloudy area with plain water and look closely while it is still wet. On private wells, see window cleaning in Deschutes River Woods.

✓ Comes off — the haze changes, softens, or partly disappears

The mineral is sitting on top of the glass. Professional restoration removes it. This is the majority of Bend sprinkler spotting caught within the first year.

✗ Cannot be cleaned — it looks exactly the same wet as dry

The mineral has etched into the glass surface. No cleaning product reverses this. The options are living with it or replacing the pane. We will tell you which one you have for free.

Time is the deciding factor

A spot that wipes off after a month can be permanent by month six. South-facing glass under a sprinkler in July etches fastest.

Where it happens most

Tumalo, Terrebonne, and Deschutes River Woods on wells. Sunriver and Black Butte Ranch on community irrigation. Any Bend yard on canal water.

Pricing

How hard water restoration is priced

Restoration is quoted separately from a standard clean, per pane, only after a free assessment and patch test.

01

Number of affected panes

We count the panes that actually need restoration — usually the lower windows on the sprinkler side, not the whole house.

02

Severity of deposits

Light surface haze takes minutes per pane. Heavy, layered deposits take longer and are priced accordingly.

03

Combined with a full clean

Restoration is most economical when bundled with a full interior and exterior clean.

You will never be quoted for restoration that cannot work. Assessment and patch test are free.

Real questions

What people actually ask about hard water stains on windows

Homeowner threads from Reddit and Quora, answered for Bend irrigation and well-water spotting.

“Cloudy film on a few windows — can it be cleaned off or do they need replacing?”

Run the 30-second test: wet the area. If the haze softens while wet, it is surface mineral and restoration removes it. If it looks the same wet as dry, the glass has etched — cleaning cannot fix that, and neither can anyone else with a product. We check for free and tell you which one you have before anything is quoted.

  • Softens when wet → restorable
  • Identical wet and dry → etched
  • Haze between panes → failed seal, not a stain

“I tried Windex with vinegar and it left brown streaks — what happened?”

Vinegar can lift very light, fresh deposits, but on established mineral it does nothing and acidic products react with frames, seals, and some coatings. If a home remedy did not work, the deposit needs professional restoration pads and compounds — or it has already etched.

“What mix does the pro company use? It works wonders on our sprinkler stains.”

There is no magic liquid. Professional restoration is a combination of a mild abrasive restoration compound, the right pad, patch-testing, and knowing when to stop. The technique matters more than the bottle — which is why we patch-test a small area and show you the result before quoting the rest.

“I think my window cleaner scratched my glass — or was it already like that?”

The top answer in that thread is the honest one: most scratches were put there by fabricating debris during manufacture or by the installer, and only become visible once the glass is finally clean. That is why we photograph and note existing damage before any restoration work, and why we never use scrapers on tempered or coated glass.

“Windows went foggy after professional cleaning — did they cause it?”

Fog between the panes is a failed insulated-glass seal. Cleaning does not cause it, but a clean exterior makes the fog obvious for the first time. If you see it, the unit needs a glass replacement, not a cleaning. We flag failed seals during the assessment.

“Looking for interior/exterior cleaning with some water spot remediation.”

That is the normal bundle: a full clean with restoration on only the panes that need it — usually the lower sprinkler-side glass, not the whole house. Restoration is itemized per pane on the quote after the free assessment.

FAQ

Hard water stain questions

Straight answers. Still unsure? Call and ask.

Usually, if they are surface deposits. Mineral that has etched into the glass cannot be removed by any cleaning product. The 30-second wet test tells you which you have, and we confirm it for free before quoting.

City of Bend water tests at 0.99 to 1.46 grains per gallon — soft to slightly hard. The spotting on Bend glass comes from irrigation, canal water, and private wells, not from city tap water.

Light, fresh deposits sometimes respond to vinegar. Established deposits do not, and acidic household products can damage frames, seals, and tinted glass. If vinegar did not work, the deposit needs professional restoration or has etched.

No, and neither can anyone else with a cleaning product. Etched glass has lost surface material. We will tell you honestly if that is what you have so you do not pay for a treatment that cannot work.

Adjust the sprinkler heads so they do not hit the glass, or switch to drip irrigation near windows. We point out the offending heads during the visit.

Yes when done correctly. We use restoration pads and compounds designed for glass, and we patch-test first. We do not use acids on tinted or coated glass.

Yes. Interior glass with mineral build-up — shower enclosures, mirrors — is assessed the same way and can be added to a residential visit.

A hydrophobic glass coating can slow re-spotting on sprinkler-side glass. Adjusting the sprinkler head so it no longer hits the window is more effective and free. We point out the offending heads during the visit.
