SPRINKLER DAMAGE · BEND, OREGON

Sprinkler Overspray Window Damage in Bend

White spots on the bottom third of your windows are usually irrigation water, not dirty glass. Caught early it cleans off. Left through a Bend summer it etches permanently. We assess free and tell you which stage you are at. Fixing the head is step one of a full stain-prevention plan.

THE CAUSE

Why one window has white spots and the one beside it does not

This is the detail that gives it away. Sprinkler damage is never spread evenly across a house. It shows up on the windows a sprinkler head actually reaches, usually the bottom third of the glass on one or two elevations, and it stops at the height the spray stops.

Irrigation water in Bend is frequently untreated canal or well water, which carries far more dissolved mineral than city tap. A head hits the glass at six in the morning, the high-desert sun dries it within minutes, and the mineral stays behind. Repeat that every day through an irrigation season and you have a bonded deposit, which is the same problem described on our hard water stain removal page , arriving from a different direction.

The reason this matters more than ordinary dirt: sunlight accelerates the bonding. A spot that would wipe off in April can be permanent by August on a south or west elevation.

WHAT WE DO

What a sprinkler overspray visit covers

Removing the deposit is half the job. Finding the head that caused it is the half that stops it happening again.

Free assessment

We wet the affected area and read how the haze behaves. That tells us surface deposit or etched glass before you spend anything.

Deposit restoration

Bonded mineral lifted with professional compound on the panes that can be brought back.

Sprinkler head identification

We walk the zone and identify which head is reaching the glass, and at what arc and height.

Adjustment guidance

You get the specific change needed — arc, radius, nozzle or head height — in writing, so you or your landscaper can fix it.

Full exterior clean

The rest of the glass cleaned as standard, with screens, tracks and sills, so the whole elevation matches.

Honest etch report

Any pane that is etched beyond restoration is identified and listed. We do not charge to polish glass that cannot come back.

WHERE IT HAPPENS

Where sprinkler damage shows up worst in Bend

Four situations produce most of the irrigation damage we see across Central Oregon.

Untreated canal water

Many Bend yards run on canal or irrigation district water rather than city supply, carrying far more mineral and fine sediment onto the glass. Read the hard water explainer

Private wells outside city limits

Deschutes River Woods, Tumalo and Terrebonne homes commonly draw from wells with high dissolved mineral, and the spots bond faster.

South and west elevations

Bend averages around 300 days of sunshine. Glass that dries fastest in direct sun is where overspray turns permanent soonest.

Large lots with long throws

Awbrey Butte and rural acreage often run high-pressure heads with long arcs. The further the throw, the more likely glass is in the path.

WHAT IT COSTS

What does sprinkler overspray removal cost in Bend?

Restoration on affected panes typically runs $200 to $500 on top of a standard clean. Three things decide where you land.

01

How many panes are affected

Overspray is localised. Often only four to eight panes on one or two elevations need restoration rather than the whole house.

02

How long it has been happening

One season of spotting lifts quickly. Several years of untreated buildup takes multiple passes and costs more.

03

Whether any glass has etched

Etched panes are excluded from the quote entirely, because polishing them will not work. You are told which ones before you pay.

The assessment is free and the number is firm before we start. Fixing the sprinkler is what stops you paying this twice.

OUR PROCESS

How we deal with sprinkler overspray

Step 1

Wet test on the worst pane

We wet the haze and watch it. If it softens or disappears while wet, the mineral is on the surface and restoration works.

Step 2

Find the source

We walk the irrigation zone and identify the head, arc and height that is putting water on your glass.

Step 3

Restore what can be restored

Compound applied to affected panes, then the full elevation cleaned so there is no visible line between restored and standard glass.

Step 4

Written fix and re-check

You get the specific sprinkler adjustment in writing. We re-check the glass on your next visit to confirm it has stopped.

REAL QUESTIONS

What Bend homeowners ask when they spot the damage

These come from homeowner threads and from the first phone call. Answered for Bend irrigation and Bend sun.

“There are white spots all over the bottom of my windows but only on one side of the house. What is that?”

That pattern is the signature of sprinkler overspray. It appears where a head reaches and stops where the spray stops, which is why it is concentrated low and on one or two elevations rather than spread across the whole house.

  • Low on the glass, not the full pane
  • One or two elevations, not all four
  • Worse on whichever side the heads run

“I did not even know sprinklers could damage glass. Is this permanent?”

Not at first. Early on the mineral sits on the surface and comes off with restoration. Left through repeated summers in direct sun, it can etch into the glass, and at that point no cleaning reverses it. Timing is the whole difference.

  • Caught in season, it restores
  • Left for years in full sun, it can etch
  • The wet test tells you which stage you are at

“My landscaper says the water is fine because we are on city water. So why is this happening?”

Check whether the irrigation is actually on city supply. Many Bend properties run the yard on canal or irrigation district water, or on a private well, while the house taps are city. The sprinklers and the kitchen can be on completely different water.

“Should I fix the sprinkler first or clean the windows first?”

Fix the sprinkler first, or at least at the same time. Restoring glass while the head is still hitting it means you will be paying for the same work again next season. That is why we identify the head as part of the visit.

“Can I just adjust the sprinkler myself?”

Usually yes. Most fixes are a small arc adjustment, a nozzle change, or lowering a head that has been raised over time. We give you the specific change in writing so you or your landscaper can do it without guesswork.

“We are selling the house. Is this worth fixing before listing?”

Generally yes, because hazy glass photographs badly and shows up in every listing photo on that elevation. It is also the kind of thing a buyer’s inspector notes. Restoration costs far less than glass replacement.

FAQ

Sprinkler overspray questions, answered

Straight answers from a local Bend crew.

Yes, eventually. While the mineral is sitting on the surface it can be restored. If overspray continues for several seasons on glass that dries in direct sun, the deposit can etch into the surface, and etched glass cannot be cleaned back. The earlier it is caught, the more likely restoration works.

Look at the pattern. Overspray concentrates on the bottom third of the glass, appears on only the elevations a head can reach, and often stops at a clean horizontal line. General dirt and pollen cover the whole pane evenly.

City of Bend tap water is soft to slightly hard, but many properties irrigate with untreated canal or irrigation district water, or from a private well. Those sources carry much more dissolved mineral than the tap inside the house.

Only if the sprinkler keeps hitting the glass. That is why we identify the head and give you the specific adjustment in writing as part of the visit, rather than just cleaning and leaving.

Restoration on affected panes typically adds $200 to $500 to a standard clean, depending on how many panes are involved and how long the overspray has been happening. The assessment is free.

Usually one of four things: reducing the arc so the head stops sweeping across the glass, changing the nozzle to a shorter radius, lowering a head that has been raised over time, or relocating a head that was installed too close to the house.

We restore the glass and identify exactly what needs changing on the irrigation. We do not alter irrigation systems ourselves, so the adjustment goes to you or your landscaper in writing.

Restoration is substantially cheaper in almost every case where the glass has not etched. Replacement only becomes the answer once the surface itself is damaged, and we will tell you plainly when that point has been reached.
