Window Cleaning for Bend and Sunriver Airbnb Hosts

Guest reviews mention windows more than hosts expect. A smudged pane in a listing photo costs bookings. A dirty track in person costs a star. We clean short-term rentals on your calendar — lockbox access, turnover windows, and a pre-season deep clean timed to your first summer guest. Not renting it out? Second home service is the owner-use version.

Why STRs are different

A vacation rental is judged by strangers in the first ninety seconds

A homeowner learns to stop seeing their own windows. A guest walking in for the first time sees everything — the water spots on the slider to the deck, the pollen in the track of the bedroom window, the fingerprints on the glass door to the hot tub. Those are the details that show up in a four-star review with the phrase “could be cleaner.” In Sunriver and Bend, where a listing competes against hundreds of similar homes, that phrase costs bookings. See also what guests notice first.

Our vacation rental program is built around the STR calendar rather than the seasons. The pre-season deep clean lands before your first peak booking. Quarterly visits track pollen, irrigation, and smoke. Turnover touch-ups fit inside the gap between checkout and check-in.

Everything runs on lockbox or smart-lock access. You do not need to be in Central Oregon, and your cleaning crew does not need to wait for us. The sections below cover what is included, how scheduling works around bookings, and what it costs per property and across a portfolio.

What is included

What every STR clean covers

Built for the surfaces guests notice. No add-on lines.

Glass, both sides

Every accessible pane inside and out. Sliders to decks and hot tubs get extra attention — those are the panes guests photograph.

Screens removed and washed

Screens on bedroom and living room windows come out and get washed both sides. A torn or missing screen is noted so you can replace it before the next stay.

Tracks vacuumed and wiped

Slider tracks in particular. A guest who opens a deck door and sees black grit in the track remembers it.

Sills and frames

Interior sills wiped, exterior sills cleared of pollen and needle buildup. Frames wiped.

Hot tub and deck glass

Glass railings, hot tub enclosures, and deck sliders get the same treatment as windows. This is where hard water from hot tub splash bonds fastest.

Condition report for your file

Failed seals, torn screens, hard water damage, and cracked panes photographed and listed. Useful for damage claims and for prioritizing replacement between seasons.

Bend conditions

What Sunriver and Bend rentals face that homes do not

Four things that hit STRs harder because the house is used differently.

Hot tub splash and mineral

Nearly every Sunriver rental has a hot tub. Guests splash treated water onto the nearest glass, it dries in sun, and the mineral and bromine residue bonds. The slider next to the tub is the most-restored pane in our STR work. Sunriver window service →

Pollen on an empty house

A rental that sits empty from March to May collects the full juniper and ponderosa season with no one wiping anything. The pre-season deep clean in May exists because of this.

Smoke season mid-booking

August smoke events land in peak booking season. Exterior glass films over while guests are in the house. A quick exterior touch-up between stays fixes it before the next review.

Turnover crew limits

Cleaning crews on a four-hour turnover do not have time for screens, tracks, or exterior glass. They wipe interior fingerprints and move on. Everything else is our job, on a separate schedule.

What it costs

What STR window cleaning costs in Bend and Sunriver

Priced by property and by portfolio. Rates lock for the season.

01

Single property, per visit

Pre-season deep clean $250 to $400 for a typical Sunriver home. Quarterly maintenance $180 to $300. Turnover exterior touch-up $60 to $120.

02

Multi-property hosts

Two or more listings on one route calendar drops the per-visit rate 10 to 20 percent. All properties invoiced monthly on one statement.

03

Property management companies

Portfolio rate cards for STR managers with five or more units. Same crew, same schedule, one invoice, one condition report per property.

Rates are quoted per property from photos or a walk-through and locked for the season. No per-visit requoting.

How it works

How STR cleaning fits your booking calendar

Step 1

Send the listing and the calendar

Address, lockbox or smart-lock instructions, and your booking calendar access or blackout dates. We work around confirmed stays.

Step 2

Pre-season deep clean

Scheduled in May before your first peak booking, or immediately if you are onboarding mid-season. Full interior and exterior with condition report.

Step 3

Quarterly visits on the calendar

June, September, December, March — or whatever cadence fits your booking density. We book into gaps and confirm 48 hours ahead.

Step 4

Turnover touch-ups on request

Text us after a smoke event or a messy stay. Exterior touch-up fits in the turnover window and is coordinated with your cleaning crew.

Real questions

What Bend and Sunriver hosts actually ask

Pulled from STR host forums and Central Oregon hosting groups, answered for local conditions. No fluff — just what you need to decide.

“I live in Portland and manage my Sunriver rental remotely. How does access work?”

Lockbox code or smart-lock guest code, same as your cleaning crew uses. You send it once, we store it securely, and we confirm each visit 48 hours ahead by text. You get a completion text with photos when we leave. Most of our Sunriver STR hosts are out of the area — remote access is the default, not the exception.

  • Lockbox or smart-lock code sent once
  • 48-hour confirmation and completion photos by text
  • No need for anyone to be on site

“Can you coordinate with my turnover cleaning company?”

Yes. Give us their contact and we schedule around their turnover blocks. For the pre-season deep clean we go in before them so the interior is done when they set up the house. For quarterly visits we book into calendar gaps so we are not in the house at the same time. Turnover touch-ups are coordinated directly with their crew lead.

“A guest left a review saying the windows were dirty. It was the hot tub slider. What do I do?”

Book a hot tub glass restoration. That slider takes treated water splash daily, and in Sunriver sun it bonds within a week. Standard cleaning does not lift bonded bromine and mineral — it needs restoration compound. We patch-test, restore, and then add that pane to your quarterly visit so it does not come back. Most hosts also ask guests to close the slider before using the tub.

“How many times a year does a rental in Sunriver actually need this?”

Pre-season deep clean in May, then quarterly — that is four visits. Heavy-booking properties with a hot tub sometimes add an exterior touch-up mid-summer. Properties booked only in winter for ski season can do a fall deep clean and one midwinter interior. The calendar decides, not a fixed rule.

“Do you do the outside of the second-story windows on an A-frame?”

Yes, from the ground with a water-fed pole. Sunriver and Bend A-frames, lodge-style homes, and vaulted great rooms are standard for us. No ladders on the deck, no one on the roof. The pole reaches 30 to 50 feet. Send a photo of the tallest glass and we quote it.

“Is it worth cleaning windows before the listing photos?”

It is the highest-return $300 you will spend on the listing. Clean glass changes the light in every interior photo and makes view shots — Mt. Bachelor from the deck, the Deschutes from the living room — actually read as views instead of haze. Schedule the clean two days before the photographer so the exterior has time to dry fully.
