What window cleaning means on a Brasada property

Brasada Ranch homes and cabins are built to frame the view, which means large fixed panes, tall great-room glass, and a lot of it. Most are second homes or short-term rentals, so the glass goes through long empty stretches followed by back-to-back stays — and nobody is there to notice the film building between them. Open high-desert ground on every side adds dust, and the irrigation that keeps the grounds green is the same untreated water that leaves mineral spots along the bottom of the glass.

We work Brasada alongside the rest of the eastern county, including Powell Butte and the ranch properties between there and Prineville. Gate and lockbox access is routine for us, and so is working to a changeover window rather than a leisurely afternoon.

Before anyone arrives you get an exact price based on window count, stories, and scope. For rental properties we can work from a lockbox code with written authorisation, or exterior-only with no access needed at all.

What’s included

Every Brasada Ranch clean includes

No add-on lines on the invoice. If it is part of the window, it gets cleaned.

View glass, inside and out

Both sides of every accessible pane, including large fixed view windows and tall great-room glass, finished dry so there is no edge haze in low sun.

Screens removed and washed

Screens come out, get washed on both sides, and go back in the opening they came from — high-desert dust cleared from the mesh.

Tracks vacuumed, then wiped

Grit and dust are vacuumed out of the channel first so they do not turn to mud, then the track and weep holes are wiped clear.

Sills and frames

Wiped and dried, including exterior sills and the frames around high transom glass that rarely get touched.

Dry-glass inspection

Wet glass hides flaws. We wait for it to dry and check every pane before we pack up — the difference a guest sees on arrival.

Condition notes

Mineral spotting, failing seals, sun-damaged screens, and chipped glass get reported with photos, so an absentee owner hears about it early.

Brasada conditions

What high-desert resort ground does to glass

Open ground, grounds irrigation, and long gaps between visits make this a different job than a lived-in home in town.

Grounds and landscape irrigation

Untreated irrigation water lands on lower glass and dries into calcium deposits. On a property nobody visits weekly, that cycle repeats unseen for months. Hard water stain removal →

Open-ground dust

Wind across bare high-desert ground carries fine dust onto exterior glass, and it shows most on the big view panes the house was designed around.

Juniper pollen

Western juniper sheds across Crook County from late February, bonding to damp glass overnight and reading as a yellow-grey film.

Wildfire smoke film

Late-summer smoke settles an oily layer on exterior glass that water alone smears rather than removes — and it lands squarely in peak booking season.

Pricing

What window cleaning costs at Brasada Ranch

Most Brasada homes fall between $200 and $500 for a full interior and exterior clean, driven by pane size and height rather than square footage. Three things set the number:

01

Window count, stories, and pane size

We count openings and note which need pole work or staged ladders, including any casita or guest quarters you want included.

02

Interior and exterior, or exterior only

Exterior-only needs no access at all, which suits an absentee owner. Interior work needs a code or someone on site.

03

Condition of the glass

Routine turnover cleaning and heavy irrigation spotting are different jobs. Restoration is quoted separately and only when it is actually needed.

You get your exact price before any work starts, and it does not change once we are on site.

How it works

How a Brasada Ranch visit works

Step 1

Request a quote

Use the form or call (541) 627-7771. Tell us the property, roughly how many windows, and whether you need it done between guest stays.

Step 2

Get your exact price

One firm number before anyone arrives. If a changeover window is tight, we confirm the time we will be on and off the property.

Step 3

The clean

Furniture near windows is moved clear and put back. Glass, screens, tracks, and sills are worked in order, with view panes reached by pole or properly staged ladder.

Step 4

Walkthrough and guarantee

We check every pane once dry, photograph anything that needs attention for an owner who is not local, and back the clean with a 7-day rain guarantee.

Real questions

What Brasada owners and managers ask

Pulled from homeowner threads on Reddit and Quora, answered for Bend conditions. No fluff — just what you need to decide.

“We are not local. Can this happen without us there?”

Yes, and most of our resort-property work happens that way. Exterior cleaning needs no access beyond water and a way onto the property. Interiors need a lockbox code or gate code with written authorisation from the owner or the management company.

  • Exterior-only → no access required at all
  • Interiors → code plus written authorisation, never improvised
  • You get photos of anything we find, so being out of state does not mean being out of the loop.

“Can you work between guest stays?”

Yes. Changeover work is normal for us: you give us the window between checkout and check-in, and we confirm the time we will be on and off the property rather than treating it as an open-ended afternoon.

  • Tight turnover → exterior and high-visibility glass first
  • Longer gap → full interior and exterior
  • Tell us the booking calendar and we schedule around it rather than against it.

“Guests mention the windows in reviews. Is that really a thing?”

It is, and it shows up more than owners expect. Guests notice the view first because the view is what they paid for, and film or mineral spotting on a big pane is the first thing they see on arrival. Clean glass rarely gets praised by name — dirty glass gets mentioned specifically.

“The lower windows have white spots from the sprinklers. Will cleaning fix that?”

Cleaning removes dirt, not mineral. Fresh deposits lift with an acid-based restoration; deposits left through repeated wet-dry cycles begin etching the glass and cannot be removed. We test a small area and tell you which one you have before quoting the whole property.

“Do you cover the casita and guest quarters too?”

Yes. Separate guest quarters, casitas, and detached garages are counted in the same quote as the main house when you tell us to include them.

“How often should a rental property here be done?”

Three times a year works well for a property that rents: once in late spring after juniper pollen clears, once mid-summer when irrigation spotting peaks and bookings do too, and once in the fall after smoke season. Owner-only second homes usually do fine with twice.
