Cost and pricing

Most Bend homes pay $150 to $350 for a full interior and exterior clean with screens, tracks, and sills included. Smaller single-story homes sit at the low end; two-story homes with 20+ windows at the high end. See the full pricing guide.

We count openings to build the quote, but you get one firm total for the job — not a per-window rate added up on the day.

Firm. You receive your exact price before anyone arrives, and it does not change at the door.

No. They are included in every full interior and exterior clean.

Yes, a small minimum covers travel and setup for very small jobs. We tell you the minimum when you call.

Never expected. A Google review is worth more to us.

What is included

Interior glass, exterior glass, screens removed and washed both sides, tracks vacuumed and wiped, sills and frames cleaned, and a dry-glass walkthrough. Any window issues we notice are reported to you free.

The outside of the glass, frames, and exterior sills. Screens and interior tracks cannot be reached from outside, so they are not included in exterior-only work.

Yes, where safely reachable by pole. Skylights needing roof access are scoped and itemized separately.

Yes, both can be bundled with a window clean. Ask when you request a quote.

Yes. We do not use ammonia-based cleaners or acids on tinted or low-E coated glass. Tell us if your glass is tinted and we note it on your file.

Scheduling and access

Twice a year for most homes — after spring pollen and after smoke season in early fall. Add a midsummer visit if sprinklers hit the glass, you are on well or canal water, or you are under pines. Storefronts every 2–4 weeks; vacation rentals quarterly.

October. After dust, smoke, and irrigation season have finished, and before anything freezes into the tracks.

Not for exterior work, as long as we can reach the yard. Interior work needs access. Many customers leave a gate code or lockbox.

A few hours for most Bend homes; larger properties can take a full day. You get a time estimate with your quote.

We move light items near windows and put them back. Please move anything fragile or valuable beforehand, including anything hanging in the glass.

Interior work, yes. Exterior work pauses below freezing because water freezes on the glass. We resume as soon as daytime temperatures allow.

Hard water and stains

City of Bend water tests at 0.99 to 1.46 grains per gallon — soft to slightly hard. The white spots on Bend glass come from irrigation, canal water, and private wells, not city tap water.

Usually, if they are surface deposits. Etched glass cannot be fixed by any cleaning product. We assess and patch-test for free before quoting. See hard water stain removal.

Wet the hazy area with plain water. If it softens or partly disappears while wet, it is surface mineral and will come off. If it looks exactly the same wet as dry, it has etched.

Sometimes on light, fresh deposits. Established deposits do not respond, and acidic products can damage frames, seals, and tinted glass.

Adjust sprinkler heads so they do not hit the glass, or switch to drip irrigation near windows. We point out the offending heads during the visit.

Guarantee, safety, and insurance

If rain within 7 days of your exterior clean leaves spots on the glass, contact us and we return to touch up the affected windows at no charge.

Yes. We are licensed and insured in Oregon and can provide proof of coverage before we start.

No. We are insured. Ask any company for proof of coverage before they set foot on your property.

Our standard cleaning solution is biodegradable and safe around landscaping, children, and pets. Restoration products are professional-grade, applied carefully, and rinsed thoroughly.

If the exterior was finished with a pole rinse, the glass dries spot-free. It will be clear once dry.
