What a builder actually needs from a window cleaner

A homeowner books a window cleaner because the glass looks dirty. A builder books one because the walkthrough is Thursday and the glass is the last thing standing between a finished house and a punch list item with your name on it. Those are different jobs. The work has to land in a narrow window between the last trade and the client, it has to survive a buyer looking at every pane in raking afternoon light, and it has to happen without you chasing anybody.

We work with builders, general contractors, and remodelers across Bend and Central Oregon, from single custom builds in Tetherow to multi-lot subdivisions on the east side. The account is with your company, so scheduling, invoicing, and problems all go one place instead of through the client.

You get a per-home price agreed up front, based on window count and build type. No per-visit renegotiation, and no surprise line items on handover week.

What we handle

What a builder’s final clean covers

Scoped for handover, not for a routine maintenance wash.

Stickers, labels, and adhesive

Manufacturer labels and tape residue removed from every pane, including the ones installers left on the upper floor.

Construction film and overspray

Drywall dust haze, texture spatter, caulk smears, and light paint overspray lifted from glass and frames.

Mortar, stucco, and grout splatter

Removed where the glass allows, with an honest report on anything that has already etched the surface.

Tracks, sills, and weep holes

Vacuumed out and wiped clear — where most of the construction grit actually ends up and where a sharp buyer always looks.

Screens fitted and cleaned

Screens washed, matched to their openings, and installed if the crew left them stacked in the garage.

A documented finish

Photographs of anything that was already damaged or etched when we arrived, sent to you rather than discovered at the walkthrough.

Why it goes wrong

Where builder window cleans fail

Four things cost builders money on glass, and all of them are avoidable.

Fabrication debris and razor damage

Tempered glass can carry fabricating debris that a razor drags across the surface as permanent scratching. We test an inconspicuous area before any blade touches tempered panes. Post-construction cleaning →

Cleaning before the last trade is done

Glass cleaned before final paint, flooring, or landscaping gets dirty again, and somebody pays twice. Sequence matters more than speed.

Undocumented pre-existing damage

Scratches from another trade become the window cleaner’s problem — or yours — unless they are photographed before work starts.

Landscaping sprinklers at handover

New irrigation gets commissioned days before closing, and untreated spray onto fresh glass leaves mineral spotting on a brand-new house.

Pricing

How builder pricing works

Trade accounts are priced per home on window count and build type, not by the hour. Once a plan type is quoted, every house on that plan carries the same number. Three things set it:

01

Window count and glass area

We price from the plan where you have one, so a repeated elevation does not need requoting every time.

02

Build type and condition

A clean custom build is different from a stucco job with overspray on every elevation. Both are quotable, and you know which you are getting.

03

Volume and schedule

Multiple homes on a rolling schedule price better than one-off emergency calls the day before a walkthrough.

You get the per-home number before the first house, and it holds across the project.

How it works

How a trade account runs

Step 1

Set up the account

Call (541) 627-7771 or use the form. Tell us the project, the plan types, and roughly how many homes a month you expect to hand over.

Step 2

Agree per-home pricing

One number per plan type, agreed before the first house, so your estimator is not guessing on the next bid.

Step 3

We work to your sequence

Booked after the last dusty trade and before the client walkthrough. Pre-existing damage is photographed before anything is touched.

Step 4

Invoice and report

Invoiced to the company on your terms, with the condition report attached — not handed to the homeowner at the door.

Real questions

What builders and GCs ask

The questions that come up on the first call with a new trade account.

“Can you work to our schedule, not yours?”

That is the whole point of a trade account. We book around your sequence — after the last trade that makes dust, before the client walkthrough — and we confirm the slot rather than giving a vague window. Handover dates move; tell us and we move with them.

  • A confirmed day, not a four-hour window
  • Reschedules absorbed when the build date slips
  • What we will not do is promise a date we cannot hold just to win the account.

“Who is liable if a pane gets scratched?”

We photograph pre-existing damage before work starts, which protects both of us. Tempered glass with fabricating debris can scratch under any blade, which is why we test an inconspicuous corner before using a razor on tempered panes and switch methods if it marks at all.

  • Pre-existing damage documented before we touch anything
  • Tempered glass tested before any blade is used
  • We are licensed and insured, and the certificate goes to your office on request.

“Do you invoice us or the homeowner?”

You, on your terms. The account sits with the company, so the client is not handed a bill at the door and your site supervisor is not chasing a payment that was never theirs to make.

“Can you do multiple homes in one subdivision on the same day?”

Yes, and it is the cheapest way to buy this work. Routing several handovers in one visit cuts the per-home number, which is why rolling schedules price better than emergency calls.

“What about stucco or mortar splatter the mason left?”

Usually removable if it is caught before it has fully cured onto the glass. Once it has etched the surface it cannot be cleaned off, only replaced — and that is exactly the kind of thing you want photographed early rather than argued about at the walkthrough.

“Do you handle remodels, or only new builds?”

Both. Remodels are often messier per window — texture, sanding dust, and overspray in an occupied house — and they are quoted the same way, per job rather than by the hour.

Both, quoted the same way — per job rather than by the hour.

Usually, if it has not fully cured or etched the glass. Anything already etched is photographed and reported.
