HOW IT WORKS
What you get when you ask for an estimate
An estimate from us is a fixed price for a defined scope, not a per-window rate that moves once the crew is standing in your driveway. You tell us the property type, roughly how many windows, how many storeys, and whether you want interior as well as exterior. That is normally enough.
Where a number genuinely cannot be given sight unseen — heavy mineral staining, unusual access, or a commercial building — we say so and arrange a look rather than guessing high and adjusting later. The pricing logic behind every quote is set out on our window cleaning cost page .
What we never do: quote one price and invoice another. That single complaint comes up more than any other in reviews of window cleaners, and it is the reason we put the number in writing before we book.
WHAT TO TELL US
What we need to give you an accurate number
Six details cover almost every Bend property. None of them require you to count every pane.
Property type
House, condo, short-term rental, storefront or office. Each has a different scope and a different route for the crew.
Rough window count
An approximate number is fine. Twenty, thirty, forty — we work in bands, not exact panes.
Number of storeys
Single storey, two storey, or anything with upper glass that needs a pole or ladder access.
Interior, exterior or both
Exterior only is cheaper. Interior needs access, since screens cannot be washed properly from outside.
Any hard water concerns
White haze or spotting that does not wipe off changes the job from cleaning to restoration, and is quoted separately.
Your neighbourhood
NW Crossing pollen, Awbrey Butte irrigation, SE Bend construction dust — the area tells us what the glass is dealing with.
WHAT HAPPENS NEXT
After you send the details
Four things happen, usually inside one working day.
We read the property
Your details are matched against what we see on similar homes in your area, including the local conditions on that elevation. See service areas
You get one number
A single firm price for the scope described, in writing, with what is included spelled out line by line.
You pick a date or you do not
There is no follow-up pressure. If the number does not work, that is the end of it and you owe nothing.
We confirm before arriving
If you book, you get a confirmed arrival window rather than an all-day wait, and the price does not move.
WHAT TO EXPECT
What will the estimate come back at?
Most residential jobs in Bend land between $150 and $350. Three things decide where in that range you sit.
01
Size and storeys
A single-storey home with eight windows sits near the bottom. A two-storey with twenty-plus sits near the top.
02
Scope of the clean
Exterior only costs less than interior and exterior. Screens, tracks and sills are included either way.
03
Condition of the glass
Routine maintenance is standard pricing. Heavy mineral staining is restoration and is quoted as a separate line.
Whatever the number is, you see it before anyone arrives, and it is the number on the invoice afterwards.

REAL QUESTIONS
What people ask before requesting an estimate
The hesitations that come up most often, answered plainly.
“Is the estimate actually free, or is there a call-out charge if I do not book?”
Genuinely free, and there is no charge if you decide not to go ahead. That includes the hard water assessment, where we patch-test a section of glass and tell you whether it can be restored before you commit to anything.
“Do you have to come out and look, or can you price it over the phone?”
For most Bend homes we can price it from your description, because the variables are window count, storeys and scope. We ask to look when there is visible mineral staining, difficult access, or when it is a commercial building.
“How accurate is the number? Will it change when the crew turns up?”
The number does not change for the scope you described. It only changes if what we find is materially different from what was described — for example, exterior-only was quoted and you now want interior too. In that case you approve the new number before any extra work happens.
“How quickly will I hear back?”
Usually the same day, Monday through Saturday. If you send details late in the evening it will be the next working morning rather than overnight.
“Can I get an estimate for a rental I do not live at?”
Yes, and we do this constantly for short-term rentals and second homes in Bend and Sunriver. We work from the property details and coordinate access with you or your manager, and you do not need to be there.
“I only want a few windows done, not the whole house. Is that worth asking about?”
Yes. Partial jobs are normal — one elevation, the glass you actually look through, just the hard water panes, or screens and tracks only. Tell us what you want done and the estimate covers that scope alone.
HOW WE QUOTE
What a firm price looks like next to the alternatives
There are three ways window cleaners price in Bend. Only one of them tells you the cost before someone is standing at your door.
What to ask | Per-window rate | Hourly rate | |
|---|---|---|---|
Our firm price | Do you know the total upfront | No | No |
Yes, in writing | Can it change on the day | Often | Usually |
Only if scope changes | Who carries the risk | You | You |
We do | Screens and tracks included | Usually extra | Counted in hours |
Always included | Is a site visit required | Sometimes | Sometimes |
Rarely | What slow work costs you | More windows billed | More hours billed |
Nothing | Hard water handled how | Added on the day | Added on the day |
Quoted separately first | 7 days | n/a | 7 days (exterior) |
If a quote does not come with a total before the work starts, ask why. The answer tells you who is carrying the risk.
