Window Cleaning vs Pressure Washing: Why They Are Not the Same Job
Some Bend homeowners add windows to a pressure washing bid assuming it is the same service. It is not. A 2,000 psi wand forces water past double-pane seals, chips vinyl frames, and drives water behind siding. Window cleaning is a separate trade with different tools, and here is exactly why the two should never overlap.
✓ Never over 60 psi on glass
✓ Seal-safe on every pane
✓ Warranty preserved
✓ Interior, screens, tracks included
The difference
A pressure washer moves water at 30 times the force a window can take
A residential pressure washer runs 1,500 to 3,000 psi. The perimeter seal on a double-pane window — the thin butyl and silicone bead that keeps argon in and moisture out — is designed for weather, not for a concentrated jet. When a wand passes over the edge of the glass, water is driven past that seal into the sealed unit. The fog appears weeks later, and by then the pressure washing company is long gone.
The frame takes damage too. Vinyl frames chip at the corners where the miter joint is weakest. Wood frames lift paint and raise grain. Aluminum frames are fine but the caulk bead around them is not. And the spray angle drives water behind J-channel and flashing where it sits in the wall until it shows as a drywall stain. The fog-between-the-panes problem is the one homeowners notice first, but the water intrusion is the one that costs more.
Professional window cleaning uses hand pressure or a water-fed pole at 40 to 60 psi — about the force of a garden hose. It cannot breach a seal. It does not reach the caulk. And it covers the surfaces a pressure washer never touches: interior glass, screens, tracks, and sills. The two services are complementary on a house, but only if they stay off each other’s surfaces.
What goes wrong
Six things pressure washing does to a Bend window
Every one of these shows up in our seal reports on homes that were pressure washed the previous season.
Seal breach and fog
Water forced past the perimeter seal condenses inside the sealed unit. Permanent, not cleanable. Glass unit replacement is $150 to $400 per window.
Vinyl frame chipping
The corner miter joints on vinyl frames are the weak point. Direct spray at close range cracks and chips them. Cracked corners let water into the frame.
Caulk and sealant blown out
The bead between frame and siding is not rated for concentrated spray. Once it lifts, water tracks behind the siding on every rain until it is recaulked.
Water behind the siding
Upward spray angle drives water under lap siding and behind J-channel. It sits in the wall cavity. The drywall stain appears months later, far from the window.
Screen mesh stretched
Fiberglass mesh under 1,500 psi stretches and pulls from the spline. A pressure-washed screen sags and will not sit flat in the frame again.
Hard water haze made permanent
Pressure washing uses whatever water is on site. On a well or canal system, high-pressure mineral water baked in Bend sun bonds harder than a sprinkler ever could.
Bend conditions
Why pressure washing damage shows up faster in Central Oregon
The same four factors that shorten seal life here also turn a pressure-washing mistake into a failure within months.
Daily 40-degree temperature swings
A seal that took a pressure hit in June flexes 150 times before October as the glass expands and contracts each day. A small breach opens into full failure by the first cold morning. Willamette Valley seals get half the cycling. Failed seals explained →
Mineral-heavy irrigation water
Many Bend properties pressure wash with the same well or canal water they irrigate with. At 2,000 psi and high-desert drying speed, it bakes calcium onto the glass. We see permanent haze on homes that were pressure washed a single time.
Vinyl frames on new construction
Discovery West, Petrosa, and Easton are almost entirely vinyl-frame windows. Vinyl is the most vulnerable frame material to corner chipping. New builds are the most common pressure-wash victims because the builder washed the exterior once before handoff.
Winter freeze in the frame
Water driven behind siding or into a frame in September freezes in November. Ice expands in the cavity and opens the gap further. By spring the intrusion path is permanent.
What it costs
What the two services cost — and what the mistake costs
The right pairing is cheaper than the wrong shortcut.
01
Professional window cleaning
Full interior and exterior with screens, tracks, and sills: $150 to $350 for most Bend homes. Seal-safe on every pane. Includes a condition report.
02
Pressure washing (siding, concrete)
A house wash on siding and driveway runs $250 to $500 in Bend. Appropriate for hard surfaces. Windows should be masked or skipped, and a good company will say so.
03
Fixing pressure wash damage
A single failed seal is $150 to $400 to replace the glass unit. Recaulking is $200 to $400. Water intrusion behind siding is $1,000 and up. Most homes have more than one affected window.
If a pressure washing quote includes windows, ask whether they use a squeegee on the glass. If not, decline that line.
How it works
How to sequence both services on one house
Step 1
Pressure wash first, windows masked
If you are washing siding and concrete, do it first. Ask the company to mask windows or keep the wand at least 4 feet from glass and frames.
Step 2
Let the house dry two days
Pressure washing leaves water in every gap. A window clean on a wet house re-spots as it drains. Two dry days is enough in Bend.
Step 3
Full window clean
We clean glass, screens, tracks, and sills by hand and pole, and remove any overspray mineral the pressure wash left on the glass.
Step 4
Seal inspection
Every pane is checked dry for fog, chipped corners, and lifted caulk. Anything the pressure wash damaged is documented so you can address it with that company.
Real questions
What Bend homeowners actually ask about pressure washing windows
Pulled from Central Oregon homeowner threads and answered for Bend conditions. No fluff — just what you need to decide.
“The pressure washing company said they would do the windows too for an extra $50. Is that a good deal?”
Not if they are spraying the glass with the wand. That $50 is the cheapest way to lose a window seal we know of. Ask what they do on the glass. If the answer is a squeegee and a bucket, fine. If it is the pressure wand at a lower setting, decline. Even at 1,000 psi the edge of the glass takes more force than the seal is rated for, and vinyl corners chip at half that.
“My windows got foggy a month after we had the house pressure washed. Related?”
Almost certainly. A perimeter seal breach from pressure washing does not fog immediately. The water enters, the daily temperature swing pumps humid air in and out through the gap for weeks, and condensation builds until it is visible. A month is the typical delay in Bend summer. The seal is not repairable — the glass unit needs replacement. Document the timing if you plan to raise it with the company.
“Can I pressure wash my windows on the low setting?”
No. The lowest setting on a consumer pressure washer is around 1,000 psi at the nozzle. A garden hose is 40 to 60. A window seal is designed for rain, which is close to zero. There is no setting on a pressure washer that is safe at the edge of a double-pane window. Use it on the siding and concrete, and keep the wand four feet from any glass.
“What about soft washing? Is that safe on windows?”
Safer than pressure washing, still not a window cleaning method. Soft wash runs 100 to 300 psi with a cleaning solution — usually sodium hypochlorite for siding and roofs. That solution discolors vinyl frames, attacks caulk, and leaves residue on glass that streaks in sun. Soft wash the siding, then have the windows cleaned separately with pH-neutral products.
“Does pressure washing void my window warranty?”
Most manufacturer warranties exclude damage from high-pressure water and from cleaning chemicals like hypochlorite. If a pressure-washed seal fails inside the warranty period, the claim is usually denied once the manufacturer asks how the home was cleaned. Check your specific warranty — the exclusion language is standard across major vinyl window brands.
“Is there anything a pressure washer does better on windows?”
No. It cannot do interiors, screens, tracks, or sills. It cannot remove bonded hard water haze. It cannot detail edges. The only thing it does faster is blast exterior dust off the glass, and it does that while risking the seal, the frame, and the caulk. A water-fed pole does the same job at 40 psi with purified water and none of the risk.
