Window Cleaning for Bend Property Managers and HOAs
Managing multiple buildings means coordinating tenant access, keeping costs predictable, and documenting what was done. We run route-based programs for Central Oregon property managers with a single rate card, automatic scheduling, tenant coordination handled by us, and a written condition report after every visit. How we work
Window cleaning built for a portfolio, not a single house
A property manager does not need a great window cleaner for one building. They need the same standard on twelve buildings, on a schedule that does not require twelve phone calls, with pricing that does not change each time, and a paper trail that answers the owner when they ask what was done. That is a different service from residential window cleaning, even though the glass is the same. Managing professional space? See office and medical window cleaning.
Our portfolio program is built around three things: a fixed rate card that applies across every property you manage, a route calendar that runs without you initiating each visit, and a condition report that documents seals, screens, and frame issues by unit. It draws on our commercial route experience on Bend storefronts and offices, applied to residential multi-unit and HOA common areas.
The sections below cover what is included, how tenant access works, what a condition report contains, and what the pricing looks like at portfolio scale. If you manage more than three buildings in Bend, Redmond, or Sunriver, the route model almost always costs less per window than per-visit quotes.
What is included
Every route visit includes
The same scope on every building, every time. No add-on lines.
Exterior glass, all floors
Ground floor by squeegee, upper floors by water-fed pole from the ground. No ladders on tenant-occupied buildings, no roof access needed.
Common area interiors
Lobbies, stairwells, clubhouses, fitness rooms, pool buildings. Interior glass, sills, and frames at reach height on every route visit.
Screens and tracks
Screens removed, washed, reinstalled. Exterior tracks vacuumed and wiped. Interior tracks on units with access.
Tenant unit interiors on request
Scheduled in time blocks with 48-hour tenant notice. We coordinate directly with tenants — you approve the block, we handle the rest.
Condition report
Failed seals, cracked glass, torn screens, chipped frames, and blocked weep holes listed by building and unit. Photographed. Emailed within 24 hours.
Gutter and solar add-on
Same crew, same visit, one invoice. Gutter clearing and solar panel rinsing added to the route where applicable.
Bend conditions
What Central Oregon does to multi-unit buildings
Four issues that show up on every portfolio in Bend, and why the route schedule is built around them.
Irrigation on common-area glass
HOA landscaping sprinklers hit clubhouse, lobby, and ground-floor unit glass daily from May through October. Mineral bonding on those panes is the most common restoration request from property managers. The fall route visit removes it before winter. Commercial window service →
Pine canopy on older complexes
Established complexes in west Bend and along the river sit under ponderosa. Needles fill exterior tracks and gutters on every building. Track and gutter clearing on the fall route prevents the water damage claims that follow blocked drainage.
Turnover damage on screens
Tenant turnover is the top source of torn and bent screens. The condition report flags every screen issue by unit so you can bill it to the deposit or replace it before the next lease.
Seal failure across a building
Units built in the same year on the same exposure fail together. When the report shows three failed seals on the south side of one building, the rest of that side is close behind. That data lets you budget replacement across the property instead of unit by unit.
What it costs
Portfolio pricing in Bend
One rate card. Per-window cost drops as unit count rises.
01
Single building
Common areas and exterior glass on a building with 8 to 20 units typically runs $300 to $700 per route visit depending on floor count and glass area.
02
Portfolio route
Three or more buildings on one route calendar drops the per-window rate 15 to 25 percent. A twelve-building portfolio on quarterly exterior visits is one invoice per month, not twelve.
03
Tenant interiors
Interior unit cleans booked in blocks run $60 to $120 per unit depending on size. Billed to the property or the tenant as you direct.
Rate cards are written per portfolio and locked for 12 months. No per-visit quoting.
How it works
How a portfolio route gets set up
Step 1
Walk the portfolio
We visit each property, count glass by building, note floor heights and access, and photograph existing damage as a baseline.
Step 2
Rate card and calendar
You receive one rate card covering every building and a proposed route calendar — usually spring, fall, and optional summer for irrigation-heavy sites.
Step 3
Route visits run automatically
We arrive on the calendar. Tenant notice for interior blocks goes out from us 48 hours ahead. You are copied, not tasked.
Step 4
Report and invoice
Condition report emailed within 24 hours of each visit. One monthly invoice for all properties. Owner-ready.
Real questions
What Bend property managers actually ask
Pulled from property management and HOA discussions and answered for Central Oregon conditions. No fluff — just what you need to decide.
“I manage eleven buildings and I am tired of getting eleven quotes twice a year. Can this be one contract?”
Yes. That is the route program. We walk all eleven once, write a single rate card that applies across the portfolio, and put every building on a route calendar. You get one invoice per month and one condition report per visit. The per-window rate on eleven buildings is roughly 20 percent below what you would pay quoting each one separately, and the scheduling work disappears.
“How do you handle tenant access without me coordinating it?”
Exterior and common-area work needs no tenant involvement — we work from outside and in shared spaces. For tenant unit interiors, you approve a time block and we send the 48-hour notice to tenants directly, using your approved template if you have one. Tenants who cannot make the block are rescheduled into the next one. You are copied on notices but never in the loop on the back-and-forth.
“What does the condition report actually contain and can I send it to the owner?”
Building-by-building, unit-by-unit list of failed seals, cracked panes, torn or bent screens, chipped frames, blocked weep holes, and gutter overflow if we cleared gutters. Each item is photographed and dated. It is written to be forwarded — most managers send it to the owner as-is with their own cover note. It also serves as the baseline for turnover deposit disputes on screens.
“Our HOA has a landscaper whose sprinklers soak the clubhouse windows. Can you fix that?”
We can restore the glass and tell you exactly which heads are hitting it. Every route visit includes a hard water assessment, and on HOA common areas the sprinkler pattern is usually obvious from the spot band on the glass. We note which windows and which direction the spray comes from in the report. The restoration is quoted separately after a patch test. The landscaper adjusting the heads is the permanent fix.
“Can you bill the tenant directly for interior cleans they request?”
Yes, if you authorize it. Some managers include one interior clean per year in the lease and bill the property; others let tenants book extras and pay directly. We follow your instruction per property. Either way the tenant unit visits stay on the same route calendar so the crew is already on site.
“Do you carry the insurance our HOA board requires?”
General liability of $1 million per occurrence, $2 million aggregate, with the HOA or management company listed as additional insured on request. Workers compensation on every crew member. The COI is emailed before the first visit and renewed annually to your file. Our Oregon CCB number is on every invoice.
Compare the options
Per-visit quotes vs a route program vs in-house staff
Three ways to keep glass clean across a portfolio, and what each one actually costs you in time and risk.

Pricing | Quoted each time | Fixed rate card, all properties | Staff time + equipment |
