Handover glass

Why construction glass needs a different approach

Construction debris on glass is not dirt. It is manufacturer stickers and adhesive, paint and stain overspray, silicone smears from the caulking pass, stucco and concrete splatter, drywall dust bonded by rain, and sawdust ground into the tracks. A standard clean spreads it around. Worse, an untrained scraper on tempered or coated glass leaves permanent scratches that show up on the final walkthrough.

We service new builds and remodels for builders, general contractors, and homeowners taking possession. That includes production neighborhoods like Discovery West, Petrosa, and Easton; custom homes at Tetherow and on Awbrey Butte; and remodels across Bend where windows were replaced or the exterior was refinished.

Every post-construction job starts with an inspection for fabricating debris and glass type, so the right method is used on the right pane. Scrapers are used only where safe, and only with new blades. Tracks are vacuumed of sawdust and drywall grit before any water touches them.

What’s included

Post-construction service covers

Scoped per property, with the builder or homeowner walking the result before sign-off.

Stickers and adhesive

Manufacturer labels and adhesive residue removed without scratching.

Overspray and caulk smears lifted with the correct solvent and technique for the glass type.

Stucco, concrete, and mortar

Splatter removed carefully — these are the highest scratch risk and get the most attention.

Tracks and frames

Sawdust, drywall dust, and debris vacuumed out before wiping. Frames and sills cleaned.

Screens

Installed screens removed, washed, and reinstalled; debris and dust cleared from mesh.

Walkthrough

A dry-glass inspection with the builder or owner before the crew leaves.

Bend new construction

What we see on Bend build sites

High-desert dust

Bend’s dry wind coats new glass in fine dust during framing, then a single rain bonds it. It needs a wash, not a wipe.

Cinder and grit in tracks

Construction traffic on gravel and cinder drives grinds grit into tracks. If it is not vacuumed out first, it scratches the glass during cleaning.

Sprinklers installed before handover

Landscaping goes in last, and irrigation often runs for weeks before the owner moves in — leaving fresh mineral spots on brand-new glass.

Coated and tempered glass

Modern low-E and tempered panes are common in Bend new builds. Both are scratch-sensitive and need the right technique.

Pricing

How post-construction cleaning is priced

Quoted per property after reviewing the glass. Debris type and quantity matter more than window count.

01

Type of debris

Stickers and dust are quick. Stucco, concrete, and heavy overspray take significantly longer per pane.

02

Window count and access

Two-story glass and vaulted great rooms need pole equipment or ladder work.

03

Interior and exterior

Most handover cleans are both sides. Exterior-only is available for mid-project cleans.

Builders get a written scope and a fixed price per property. Photos of the glass are usually enough to quote.

How it works

How a post-construction clean works

Step 1

Inspect and quote

Photos or a site visit to identify debris types and glass types. Fixed price in writing.

Step 2

Dry prep

Tracks vacuumed, stickers peeled, and loose debris removed before any water is used.

Step 3

Wet clean

Solvents and scrapers used only where safe for the glass type; then a full wash both sides.

Step 4

Walkthrough

Dry-glass inspection with the builder or owner. Anything missed is fixed before we leave.

Real questions

What builders and new homeowners actually ask about post-construction glass

From construction and homeowner threads on Reddit, answered for Bend new builds.

“New build — the balcony glass has developed a small cross-hatch pattern. What is it?”

That pattern is usually fabricating debris: tiny glass particles fused to the surface during tempering that get dragged across the pane the first time it is scraped. It is why we inspect glass type and surface before any scraper touches it, and why scrapers are the last resort, not the first tool.

  • Tempered and coated glass get non-scraper methods
  • New blades only, tested on a corner first
  • Existing damage photographed before we start

“Construction clean-ups are the hardest jobs in window cleaning by far.”

A twenty-year veteran said that in the thread, and it is true: stucco, silicone, and paint each need a different solvent and a different level of patience. A crew that treats a handover clean like a routine clean spreads debris around and scratches the glass. Ours starts with a dry prep — tracks vacuumed, stickers peeled — before any water is used.

“I quoted a light post-construction clean at $950 and got told it was too expensive.”

Post-construction is priced on debris type and quantity, not window count, which is why two similar-sized homes can differ a lot. Ask for the quote to be itemized: sticker removal, overspray, stucco, tracks, interior versus exterior. That is how ours reads, and builders get a fixed per-property price in writing.

“Windows look foggy right after the builder handed over the keys.”

Two possibilities. Bonded construction dust and dried mineral from irrigation that ran for weeks before move-in look foggy and clean off. Fog between the panes on a brand-new unit is a failed seal and a warranty claim with the builder — we flag it during the walkthrough so you can file it before the warranty window closes.

“Does the first regular clean after move-in matter, or is the handover clean enough?”

The handover clean removes construction debris. Landscaping and irrigation usually go in last and run for weeks, leaving fresh spots on brand-new glass. A first maintenance clean three to six months in — once the yard has settled — is what keeps a new home’s glass looking new.

“Can a cleaning company actually improve how long my windows last?”

Cleaning does not make glass last longer, but keeping grit out of tracks and mineral off the surface prevents the two things that shorten a window’s life: worn seals and etched panes. On a new build, the first year of care sets the baseline.

FAQ

Post-construction cleaning questions

Straight answers. Still unsure? Call and ask.

After all trades are finished and the site is broom-clean, but before final walkthrough and move-in. Cleaning before painting or landscaping is done means doing it twice.

Not if it is done properly. We inspect for glass type and fabricating debris first, use scrapers only where safe and only with new blades, and vacuum grit from tracks before any water is used.

Yes. Overspray is lifted with the correct solvent for the glass and frame material. Heavy overspray takes longer and is reflected in the quote.

Yes. Builders and general contractors get a written scope, a fixed per-property price, and a certificate of insurance on request.

Tracks are vacuumed out as the first step, before wiping. Wet sawdust and drywall grit turn to paste and scratch glass, so the dry prep matters.

Yes. Many new homeowners book a follow-up clean a few months in, once landscaping and irrigation have settled. See our residential service.

We recommend against it. Cleaning before painting or landscaping means paying to do it twice. Book after all trades are finished and the site is broom-clean.

Yes — offices, retail build-outs, and medical suites get the same scope, with after-hours scheduling and a certificate of insurance for the property manager.
